How we design your remodel — in your home, not a showroom

You have probably got two or three Dallas-Fort Worth contractors open right now. This page is the part most of them will not put in writing: exactly how the job runs, what you pay and when, who is in your house, and what happens if something goes wrong.

Five steps. No surprises in any of them.

Step 1 · free

The first visit

We come to you. One of us walks the space with you, measures it, photographs it and asks the questions that decide the budget: what is behind the walls, what you want changed, what you want left alone, and what you are actually trying to solve. It takes about an hour. You are not asked to decide anything on that visit, and there is no deposit to get a scope.

Step 2

Selections, at your house

The samples come to you rather than the other way round, so every finish is chosen in the room it is going into. No appointment slot and no drive across the metro.

Step 3

Scope, options and price in writing

You get a detailed scope of work line by line and room by room, including what is excluded; three priced options so you can see what each level of finish actually costs; a timeline; and a payment schedule tied to milestones.

Step 4

Permits and inspections

We prepare, coordinate and pull the required permits, and we coordinate the building department inspections. You do not chase the city or sit in a permitting office.

Step 5

Build, walkthrough and punch list

A project manager runs your job start to finish. At substantial completion we walk the work with you and close a punch list before the job is called done.

Selections without the showroom trip

We bring the samples to your house.

Tile, countertops, cabinet doors, hardware, flooring, paint — you see them on your floor, against your cabinets, in your light. Not under showroom lighting, which is built to make stone and tile look their best and routinely misleads people about how a finish will read at home.

This is the part most homeowners tell us they expected to be harder. The samples come to the room they are going into.

The scope and the number, before anything is demolished

Before any work starts you get, in writing: a detailed scope of work line by line and room by room, including what is excluded; three priced options — good, better and luxurious — so you can see what each level of finish actually costs before you commit; a project timeline; and a payment schedule tied to milestones.

Typical ranges in DFW: kitchens run $25,000–$95,000 · bathrooms $8,000–$60,000 · additions $120,000–$400,000 · whole-home renovations $95,000–$350,000. Where your project lands inside its range depends on scope, structural work and finish level — that is what the first visit is for.

You pay against milestones, not up front

Payments are tied to work that has actually been completed. A typical schedule looks like this:

The last payment is not due until the walkthrough is done and the punch list is closed.

You also have a three-business-day right to cancel after signing. If you cancel in that window, any payment you have made is returned.

These are the standard terms — the exact schedule for your project is in your contract.

Permits and inspections — we pull them, you don’t

We prepare, coordinate and pull the required permits, and we coordinate the building department inspections. You do not chase the city, sit in a permitting office, or track an inspection window.

Requirements differ by city across the metro, and the timeline differs with them — a permit in one city is not the same wait as the next one over. We plan the schedule around the real inspection windows rather than promising around them.

The build — who is in your house, and when

  • A project manager assigned to your job. One point of contact start to finish — you are not re-explaining your job to a new person each week.
  • A daily schedule you know in advance — who is arriving and what they are doing.
  • Site protection: floor and pathway coverings and dust containment, every day.
  • Daily cleanup, plus debris removal and haul-off. The site is left clean at the end of each day, not at the end of the week.
  • We carry commercial general liability insurance for the duration of the work on your property.

Living in the house during the work: most people do. We stage the work so the rooms you need stay usable, and we tell you in advance which days will be the loud ones and which days you may want to be elsewhere.

When something is found behind a wall

It happens on older homes: rot, a plumbing run that is not where the plans said, wiring that will not pass current code.

When it does, work stops on that item and it is documented and reviewed with you before any additional work proceeds. No alteration, addition or deletion is billed without your prior written approval of both the scope and the price — and written approval can be a signed change order, an email or a text message. Nothing gets repaired and billed after the fact.

This is the single most common way remodels go wrong and the most common reason a final bill does not match the estimate. Ask whoever else you are talking to how they handle it.

Your warranty — and what to do if something comes up

UHS Remodeling provides a one (1) year warranty on all labor and workmanship, from the date of substantial completion. Manufacturer warranties apply to fixtures, tubs, glass and finish materials and are transferred to you.

Your project reaches substantial completion when the required city inspections have been approved, and we walk through the work with you and close a punch list before the job is called done. If something comes up after that:

  1. Email us with a photo at info@uhsremodeling.com. Report a visible defect within seven days of noticing it — that is the reporting window in your contract. Include a photo: it is what lets us identify the cause and bring the right person and the right part on the first visit.
  2. You get a response within 48 business hours — who is coming, what they will do, and when.
  3. Please don’t repair it yourself, and don’t bring in another contractor. The warranty covers our workmanship; it does not cover damage caused by the homeowner or a third party, and once someone else has worked on it we can no longer stand behind that work. One email keeps it covered.

The warranty also excludes normal wear and tear and water intrusion from sources other than our installations. Your contract has the full terms.

Questions homeowners ask before they choose

Do I have to visit a showroom to pick out materials?

No. We bring the samples to your home so you can see tile, counters, cabinetry and finishes in the room they are going into, under your own lighting.

Do you charge for the first visit or the estimate?

No. The first visit is free, it takes about an hour, and there is no deposit to get a scope.

Do I have to pay a large deposit up front?

No. Payments are tied to milestones as work is completed — the first is 10% at signing, and the final 10% is not due until the walkthrough and punch list are complete. You also have three business days after signing to cancel and have any payment returned.

Who pulls the permits?

We do, and we coordinate the building department inspections. Requirements and timelines differ by city across Dallas-Fort Worth, and we plan the schedule around the real inspection windows.

Can I live in my house during the remodel?

Most of our clients do. We stage the work so the rooms you need stay usable and tell you in advance which days will be disruptive.
