The short answer
How much does a Allen remodel cost?
In Allen, most kitchen remodels run $25,000 to $95,000 and bathroom remodels run $8,000 to $60,000, with whole-home renovations between $95,000 and $350,000 and room additions from $120,000 to $400,000. UHS works on a fixed-price model, so the number you approve is the number you pay, backed by a 3-year workmanship warranty. Where your project lands in those ranges depends on scope, finishes, and the permitting path. In Allen, residential remodel permits, plan review, and inspections run through the City of Allen’s Building and Permitting Division (part of the Community Development Department), with applications filed through the Citizen Self-Service portal. A common Allen cost driver is the age profile of the housing stock: because so many homes date to the late-1990s and 2000s build-out, projects frequently involve opening up closed-off floor plans and replacing original systems and builder-grade finishes all at once, plus HOA design approvals in master-planned communities like Twin Creeks. We price every Allen project up front so there are no surprises mid-build. For a line-item look at where the money goes, see our DFW home remodel cost guide.

“Allen’s housing skews newer, so a lot of what I schedule is updating builder-grade finishes on homes from the late ’90s and 2000s in communities like Twin Creeks. We pull permits through the City of Allen Building and Permitting Division on the Citizen Self-Service portal.”

04 · Where we work
Allen neighborhoods we know by heart.
Allen grew up fast. The city went from a rural town of about 18,000 in 1990 to more than 117,000 today, and most of its homes went up in that 1990s-2000s boom, which is why the median Allen house was built around 2003. That timing matters for remodeling: across master-planned neighborhoods like Twin Creeks, Star Creek, Montgomery Farm, Cumberland Crossing, Waterford Crossing, and Bethany Lakes, a huge share of homes are now roughly 20 to 35 years old. The original builder-grade kitchens, baths, flooring, and primary suites are reaching the point where Allen homeowners want to update rather than move. UHS Remodeling has completed 5,875+ projects across DFW since 2014, and in Allen that work clusters around open-concept kitchen conversions, primary-suite expansions, and whole-home refreshes of those late-1990s and 2000s builds near Watters Creek and the Allen ISD schools families want to stay in.

How long does the City of Allen take to issue a remodel permit?
+
In Allen (Collin County), residential remodel permits are issued by the City of Allen’s Building and Permitting Division, part of the Community Development Department. Applications, plan review, and inspections run through the Citizen Self-Service (CSS) portal. Timelines vary by project scope and plan-review load, and many Allen homes also need HOA architectural approval. UHS handles permit submission and inspection scheduling for every Allen project.
Do Allen HOAs need to approve a kitchen or bathroom remodel?
+
Interior remodels almost never require HOA approval. Exterior changes (windows, roof lines, additions, fence work, outdoor kitchens) typically do. We prepare ACC submissions and renderings as part of the project.
How are slab-foundation cracks handled mid-remodel?
+
Once flooring comes up, we map elevation across the slab. If a crack is cosmetic, we epoxy-seal and proceed. If a beam has dropped, we pause, bring in our structural engineer, and adjust the fixed quote in writing before anything else moves.
Is the quote really fixed?
+
Yes. Once design is locked and the contract is signed, your price is your price. Change-orders only happen when you change scope, and every change-order is signed by you before work begins.
Who is on site every day?
+
A dedicated project lead from our team. Not a rotating subcontractor. You have their direct cell number from day one.
What is covered by the 3-year warranty?
+
All workmanship: tile, paint, cabinetry installation, trim, plumbing connections, electrical work performed by our team. Manufacturer warranties on appliances and fixtures are passed through directly.
Do you pull permits or do I?
+
We pull every permit. Homeowner-pulled permits are a red flag and we will not work that way.
Can I live in the Allen house during the remodel?
+
For single-room remodels, yes. For whole-home or two-bath renovations, most clients relocate for 4 to 8 weeks. We can phase the work to keep one bathroom and one kitchen functional if needed.
