“Rowlett permits move fast when the package is right the first time. We pre-meet with the city before drawings get stamped, which is why most of our Rowlett kitchens are framing inside three weeks of contract.”

Neighborhoods

Rowlett neighborhoods we know by heart.

Rowlett is a lakeside Dallas suburb shaped by Lake Ray Hubbard, the reservoir completed in 1971 that borders the city to the south and east and triggered its growth from a small town of a few hundred residents into a community of more than 60,000. Today UHS Remodeling helps homeowners across Rowlett update a housing stock that has reached prime remodeling age. With a median home built around 1997, a large share of Rowlett houses are now 25 to 40 years old, with original 1990s-era kitchens, baths, and finishes due for modernization. We work throughout golf-course neighborhoods like Waterview, master-planned areas such as Trails at Cottonwood Creek, the waterfront homes of Bayside on Lake Ray Hubbard, and New Traditional streets around Flower Hill. Whether you own a 1980s-90s brick ranch in an established part of town or a lakefront property near the DART Blue Line, our fixed-price, locally experienced team brings 500+ five-star reviews and DFW experience dating to 2014 to your renovation.

How long does the City of Rowlett take to issue a remodel permit?

Permit timelines in Rowlett depend on location: the city straddles two counties, with properties west of Dalrock Road in Dallas County and those east of it in Rockwall County, and a plat must be on file with the correct county first. Residential remodel permits are issued by the City of Rowlett Building Safety division under Community Development through the city’s online MyGov system. UHS handles the submission and schedules every inspection for you.

Do Rowlett HOAs need to approve a kitchen or bathroom remodel?

Interior remodels almost never require HOA approval. Exterior changes (windows, roof lines, additions, fence work, outdoor kitchens) typically do. We prepare ACC submissions and renderings as part of the project.

How are slab-foundation cracks handled mid-remodel?

Once flooring comes up, we map elevation across the slab. If a crack is cosmetic, we epoxy-seal and proceed. If a beam has dropped, we pause, bring in our structural engineer, and adjust the fixed quote in writing before anything else moves.

Is the quote really fixed?

Yes. Once design is locked and the contract is signed, your price is your price. Change-orders only happen when you change scope, and every change-order is signed by you before work begins.

Who is on site every day?

A dedicated project lead from our team. Not a rotating subcontractor. You have their direct cell number from day one.

What is covered by the 1-year warranty?

All workmanship: tile, paint, cabinetry installation, trim, plumbing connections, electrical work performed by our team. Manufacturer warranties on appliances and fixtures are passed through directly.

Do you pull permits or do I?

We pull every permit. Homeowner-pulled permits are a red flag and we will not work that way.

Can I live in the Rowlett house during the remodel?

For single-room remodels, yes. For whole-home or two-bath renovations, most clients relocate for 4 to 8 weeks. We can phase the work to keep one bathroom and one kitchen functional if needed.

Do I need HOA approval in addition to city permits for a remodel or addition in Collin County?

Yes, in most Collin County communities – including many neighborhoods in Rowlett, Frisco, Allen, and McKinney – any exterior alteration or expansion of the home’s footprint requires both a city building permit and written approval from your homeowners association before construction begins. The two run on separate tracks with separate documents and timelines. UHS Remodeling handles the full permitting process for your project, and we prepare the drawings and documentation your HOA review typically requires, so the approvals move in parallel instead of delaying your start date.
