Plano permits move fast when the package is right the first time. We pre-meet with the city before drawings get stamped, which is why most of our Plano kitchens are framing inside three weeks of contract.

04 · Where we work

Plano neighborhoods we know by heart.

01
West Plano
Mid-90s to early-2000s builds with original oak cabinets, golden-brown granite, and tile floors that haven’t aged well. Most West Plano remodels start with the kitchen — open the wall to the family room, replace dropped soffits with flush ceilings, and swap honey-oak cabinetry for painted shaker. Slab cracks under tile are common here; we map elevations before demolition. Average West Plano kitchen runs $55–$80K with a 7–9 week build.
02
Legacy
Newer Toll Brothers and Highland builds, typically 2010 and after. Owners here refine more than gut: stone swaps, primary bath redesigns, custom closet systems, lighting overhauls. HOA architectural review committees in Legacy West are strict — we prepare ACC submissions as part of the proposal. Average Legacy bath remodel runs $32–$48K, 4–5 weeks. Whole-home refreshes typically $140–$220K.
03
Craig Ranch
Stucco-and-stone McKinney-adjacent homes with large pantries, butler bars, and oversized garages. Outdoor kitchens are the most-requested add — covered patio, gas grill, granite counter, dedicated electrical. Indoors, the most common project is opening the formal dining wall and turning the space into a great room. Craig Ranch additions average $180–$300K depending on whether we tie into existing roofline.
04
Heritage Creeks
Wooded lots, mature homes, lots of original brick and stone facades. Foundation prep matters here: we level slabs before tile, resequence trades around tree-root setbacks, and reinforce structural before opening load-bearing walls. Heritage Creeks bath remodels often involve relocating plumbing because of the original split layouts — count an extra 1–2 weeks vs other neighborhoods.
05
Willow Bend
Larger estate footprints — 4,500+ sqft homes with multiple primary suites, libraries, billiard rooms, and pool houses. Whole-home renovations here average 16–22 weeks and $250–$400K. HOA submissions are part of every project, and we coordinate with the City of Plano’s residential plan review for any addition over 200 sqft. Most Willow Bend kitchens are designed by an in-house team plus a cabinet-maker partner.

07 · FAQ

Plano owners ask us.

Sourced from the City of Plano permits office, EPA WaterSense, the Texas Real Estate Commission, and 11 years of fielding the same calls. Looking for ballpark numbers first? Try our remodeling cost calculator.

How long does the City of Plano take to issue a remodel permit?
+
For interior remodels without structural changes, Plano typically issues over-the-counter permits in 5 to 10 business days. Structural changes and additions go through plan review and average 3 to 5 weeks. We submit the package and handle every revision request.
Do Plano HOAs need to approve a kitchen or bathroom remodel?
+
Interior remodels almost never require HOA approval. Exterior changes (windows, roof lines, additions, fence work, outdoor kitchens) typically do. We prepare ACC submissions and renderings as part of the project.
How are slab-foundation cracks handled mid-remodel?
+
Once flooring comes up, we map elevation across the slab. If a crack is cosmetic, we epoxy-seal and proceed. If a beam has dropped, we pause, bring in our structural engineer, and adjust the fixed quote in writing before anything else moves.
Is the quote really fixed?
+
Yes. Once design is locked and the contract is signed, your price is your price. Change-orders only happen when you change scope, and every change-order is signed by you before work begins.
Who is on site every day?
+
A dedicated project lead from our team. Not a rotating subcontractor. You have their direct cell number from day one.
What is covered by the 3-year warranty?
+
All workmanship: tile, paint, cabinetry installation, trim, plumbing connections, electrical work performed by our team. Manufacturer warranties on appliances and fixtures are passed through directly.
Do you pull permits or do I?
+
We pull every permit. Homeowner-pulled permits are a red flag and we will not work that way.
Can I live in the house during the remodel?
+
For single-room remodels, yes. For whole-home or two-bath renovations, most clients relocate for 4 to 8 weeks. We can phase the work to keep one bathroom and one kitchen functional if needed.
