Newly built 2-car detached garage matched to a Dallas-Fort Worth home, built by UHS Remodeling
Dallas–Fort Worth · 2026
The short answer

How much does a detached garage cost in DFW?

A new detached garage in Dallas–Fort Worth runs from about $45,000 for a bare 2-car shell to $280,000 for a full carriage house with a finished apartment above. A finished, brick-matched 2-car lands around $45K–$65K; a 3-car or climate-controlled workshop runs $65K–$120K; and a garage with a guest suite or ADU sits in the $130K–$280K band. We build new free-standing structures — not conversions — including the foundation, framing, roofing, doors, electrical, and any plumbing or HVAC, all on a fixed written price before work starts. For how detached garages compare to other ways to add space, see our room additions overview and the DFW addition cost guide.

$65K–$95K·Extra room
03
Garage + Workshop / Shop
A 3-car footprint wired with a 200A panel, dedicated 240V circuits, insulation, and a mini-split — a conditioned shop you can actually work in through a Texas summer.
$65K–$120K·Climate-ready
04
Garage + Home Office / Studio
A finished bay paired with a separate conditioned room for a studio, gym, or office — drywalled, lit, and HVAC’d, with its own entry away from the house.
$70K–$120K·Work-from-home
05
RV / Boat Storage Garage
Tall 12–14 ft doors, a deep 40–50 ft slab, and reinforced walls sized for an RV, boat, or lifted truck — engineered for the height and the load.
$70K–$130K·Tall-door
06
Garage + Loft / Bonus Room
Trusses sized for a floored loft above the bays — left as unfinished storage now, or finished into a bonus room later without re-engineering the structure.
$60K–$110K·Future-ready

A full second-floor living space over the garage — kitchen, bath, and HVAC, with water and sewer trenched from the house. The highest-value configuration we build.

A detached garage isn’t a shed with a slab — it’s a second structure that has to survive the same clay soil moving under it that moves under the house. We engineer the foundation and match the brick before contract, so the price you sign already accounts for what’s under the ground.

How much does a detached garage cost in DFW — 2-car vs 3-car?
+
A bare 2-car shell starts around $45K; finished and brick-matched, expect $45K–$65K. A 3-car runs about $65K–$95K depending on finish, a conditioned workshop runs to ~$120K, and a tall-door RV garage to ~$130K. Habitable builds with an apartment or ADU sit at $130K–$280K. Every quote is fixed in writing. Estimate your build.
Do I need a permit to build a detached garage in Texas?
+
Yes — garages get no size exemption, so a building permit is required in every DFW city, plus a separate mandatory electrical permit. Larger or conditioned structures also trigger structural, plumbing, and mechanical permits and a stamped foundation plan. We pull all of them. Plan review runs a few days to a few weeks by city. Ask about your address.
What are the HOA rules — does the garage have to match my house?
+
Usually, yes. Most DFW master-planned HOAs require Architectural Review Committee approval before any visible exterior work, and many mandate matching brick or stone and roof pitch — sometimes a minimum masonry percentage. Incomplete submittals are the top cause of delay. We prepare the scaled site plan, elevations, and materials package for you. Start your review.
Can you build an apartment or ADU above the garage?
+
Often, yes — a carriage house or garage apartment is one of our most-requested builds. But rentability varies by city and HOA: some DFW suburbs allow it only if the main home is owner-occupied, and the unit usually can’t be sold separately. We confirm what your jurisdiction permits before promising an income unit. See home addition ideas.
How long does it take to build a detached garage?
+
A straightforward 2-car or 3-car typically takes 6–10 weeks of construction once permits are approved; permitting and HOA review add 2–6 weeks up front. A garage with a finished apartment or ADU runs longer — closer to 4–6 months — because of plumbing, HVAC, and the added inspections. We give you a dated schedule before we start. Get a timeline.
How is the foundation handled on DFW’s clay soil?
+
Seriously — expansive Blackland clay is North Texas’s leading cause of foundation distress, so a garage slab gets the same engineering rigor as a house. That usually means a post-tensioned slab, or drilled piers on volatile or sloped lots, designed by a Texas-licensed structural engineer with proper drainage and grading. It’s built into your price, not a surprise. Discuss your lot.
Can you match the brick and roofline of my existing home?
+
Yes — matching the house is what makes a detached garage read as original rather than bolted-on, and it’s what most HOAs require anyway. We source matching brick or stone, mirror the roof pitch and shingle, and carry the trim and color through. Brick-matching adds cost over a plain shell but protects resale. Browse our additions work.
Do you offer financing for a detached garage?
+
Yes. We work with homeowners on financing for builds of every size, from a single-bay shell to a full carriage house, and our contracts are fixed-price so your payments are predictable. Many owners fold a garage into a larger project to phase the budget. Tell us your scope and we’ll walk through options. Let’s talk numbers.
